Irina makes a great point here in providing a letter from the Buyer. This last year I have employed that tactic successfully many times. The Listing Agent said that it was the letter that helped the Seller with their decision on which offer to choose. 

I also like to ask my Buyer's How earnest do they want to be, when deciding on an amount for EM.</description>

		<description>Rich, excellent post and all wonderful points.  I second Ryan and would only add a personal letter to the seller with a picture of the buyers.  It never hurts.</description>

Many times a handwritten letter from the buyer to the seller, adding that personal touch can help make the offer easier for the seller to digest. Adding the human element, making the seller see more than just numbers in black &#38; white, can win over the heart of some sellers and help persuade them to accept an offer they may not have otherwise looked twice at.</description>
