Welcome back to the 8th episode of our informative series,

“Developing a Social Media Strategy”

If you’ve missed out on the previous installments, here they are:

In this next part of our series, we’re going to take a bold step….

“Beyond The Blog”

At this point, we’re going to assume that you have a blog and that you’ve been diligently posting good quality content there on a regular basis. The content that you generate can be one of the most valuable and effective marketing resources that you have. Think of your blog as the publishing house where your wealth of professional knowledge, advice, and experience is skillfully formatted and attractively packaged for consumption by your intended audience.

Your Blog Content is Like Cow Manure

In order for your valued blog content to be most effective and achieve its fullest impact, it needs to be spread around. The next successive step or key in your social media strategy is selecting the best tools/methods to spread/push/distribute/syndicate links to your prized content, thereby exposing it to the largest audience possible. Fortunately, given the tremendous amount of inter-connectivity being offered across multiple platforms, we have an abundance of viable venues to choose from.

Before we identify a few of those venues, allow me to make a couple of helpful suggestions as you’re evaluating potential sites:

Push Come to Shove

Don’t push or syndicate your content to a site unless you intend on actively participating on that site. In other words, don’t just automatically post a link from your blog article to your Twitter account if you never or rarely engage in actual conversations there. As with traditional ‘Interruption-Style’ marketing/advertising, your links simply become elevator noise to be ignored.

If You Blogged in the Woods, Would Anyone Listen?

Ensure that the platforms you choose are relevant for your content subject matter as well as your intended audience. Few things can be more frustrating than spending an inordinate amount of time and energy attempting to converse with a brick wall. Do the people you’re hoping to attract through your writing frequent the targeted site regularly? Are they actually being exposed to your articles? Obviously, this is where some good analytics need to be consistently employed and evaluated. We’ll discuss that in more detail later.

Go to Where the Conversations Are

While there are the obvious choices of highly popular social networks like Facebook and Twitter. there may be other smaller regional or even local platforms you can access as well. Does your local newspaper have a web presence with community bloggers? Or perhaps the Chamber of Commerce or Regional Visitors/Convention Bureau? Even hyper-local Neighborhood Blogs/networks are becoming more and more popular. You need to have an intimate knowledge of the ‘webscape’ of your specific market area and know what platforms/networks people are frequenting to connect and converse.

Stay Focused and Disciplined

When accessing social networks, it’s very easy to become sidetracked and lured away into time-consuming activities that offer very little, if any, return on your investment, i.e., Mafia Wars, Farmville, etc.. Even on networks such as ActiveRain we can become overly absorbed in chasing points or engaged in heated debates over politics/religion. Develop a consistent daily time-frame and task schedule for your social media involvements. Being focused and disciplined will allow you the time necessary to accomplish all of your traditional methods of marketing.

The Usual Suspects

It’s relatively easy to identify the more popular sites currently being used for effectively expanding one’s digital footprint and engaging in meaningful connections/conversations with your Sphere and potential clients. I’m going to name a few here, and in our next installment, I’ll begin to break each of them down individually, demonstrate how they can be incorporated into your social media strategy, and used to effectively grow your business.

Let me start off by saying I am a big fan of VA financing. It’s one of the few loan products available for active-duty service members and veterans that requires little to no money up front in order to purchase a home. My first two homes were financed with VA home loans, otherwise I would have been a renter for a very long time!

It’s just that I really dislike the whole VA appraisal process. While we have many highly qualified appraisers here in Kitsap County WA, and most of them do an admirable job at determining property valuations, the whole VA appraisal process is horribly flawed.

If you follow any of my blogs, you know I’ve written on this subject many times before:

VA Appraisals and the Luck of the Draw Death of a Dream: VA Appraisals Re-Visited

Curse of the VA Appraisal VA (Very Arbitrary) Appraisals in Kitsap County WA

Challenging VA Appraisals and Other Urban Legends

The challenge of accurately appraising a home’s current value in today’s volatile real estate market can be a difficult task to begin with. Add to that the rather nebulous and seemingly ’subjective’ guidelines provided by the VA, and you definitely have a formula for potential frustration/stress.

With the recent sub-prime debacle, and the growing rate of short sales/foreclosures, lenders have really tightened their home loan requirements. This extremely cautious level of examination funnels down to the appraisers who are working on behalf of the Buyers and Lender to ensure that the property is worth the sales price agreed to in the purchase contract. As a result, we are beginning to experience an increasing number of appraisals that are coming in ‘under’ value, or below the mutually agreed contract sales price.

In addition to determining value, VA appraisers are also tasked with identifying any major structural defects or safety issues. Unfortunately, all too many times, the definition of what constitutes a structural defect or safety issue is somewhat vague or subjective. The VA guidelines don’t provide the appraiser with any substantive definitions as to what constitutes a safety hazard or the specific requirements that must be met in order to correct them. And to compound the problem, these items are normally called out as a ‘condition’ for funding, meaning that they must be resolved/corrected prior to closing.

I’ve endured a few transactions where so-called ‘conditions’ were imposed and they ended up killing the deal. Granted, if the roof has a big hole in it or the foundation is crumbling, such issues should be addressed and resolved prior to closing.

Unfortunately, common sense doesn’t always rule the day where VA appraisals are concerned. If a window sill has chipped paint (a purely cosmetic issue) and it’s the middle of January, wouldn’t it make more sense to paint it later in the Spring or Summer when it isn’t raining? It doesn’t matter when it comes to VA financing. If the condition can’t be remedied before closing, the transaction won’t be funded. Period.

Decks are one of those home features that typically garners a lot of scrutiny. Is it structurally sound? Does it have adequate railings? But what if the deck is only 12 inches above ground level? Are railings necessary? The VA guidelines won’t tell you. It’s completely up to the respective appraiser and what their personal interpretation/definition of a potential safety hazard is.

As real estate professionals, we work very hard and diligently to ensure that the entire transaction goes as smoothly as possible for our clients. Unfortunately, elements like the VA appraisal are outside our ability to control. All we can do is prepare our clients for the frustrating uncertainties that may occur, and deal with them as best we can.

WHAT’S HAPPENING IN THE MARKET NOW?

If I could pick one word to describe the current housing market, it would be ‘uncertainty.’

Most of us would love to believe that things will pick up as we enter the Spring season. Typically, we see a notable overall improvement in both buying and selling of residential properties. But with all the unknowns and instability of our nation’s economy, it’s difficult to accurately predict the direction the market will go in the next month or two.

Short Sales and Foreclosures will obviously continue to impact the market, but to what extent, no one is sure.

Home prices here in Kitsap County WA, continued to slide in January, adding to the nearly 9% drop we experienced in 2009 over 2008, according to data from the Northwest Multiple Listing Service.

As a comparison, the median sales price of closed homes in January 2010, $224,000, was 4.4 percent less than in January 2008.

Regardless, there continues to be a few exceptions to the rule. There were three north-end communities – Poulsbo, Lofall and Hansville, and two communities in South Kitsap - Retsil and Manchester – that all enjoyed positive increases in sales prices when compared with the previous month. Close proximity of these communities to ample waterfront was no doubt an influence.

Poulsbo’s median closing price in January was $364,250; Lofall’s $450,000; Hansville’s $429,900; and Retsil and Manchester were at $287,450.

There’s been a lot of somewhat heated yet healthy discussion and debate lately regarding the upcoming local school support levies being voted upon here in Kitsap County WA by February 9th.

You can follow one of the more ‘lively’ conversations HERE.

A rather interesting and timely article appeared in a recent Kitsap Sun article:

“Judge Rules State not Fulfilling Duty to Fund Education”

Kitsap Sun Staff Blogger Marietta Nelson offered an ensuing commentary that poses the probing question: “What’s Missing?”

I can’t speak personally for the other districts within Kitsap County, but I can vouch for the Central Kitsap School District both as a resident and a parent of four CKSD students.

One of the benefits of living here in Central Kitsap is the sense of family and community that we all share. For those of us whose children have attended CK schools we have experienced firsthand the value and quality of education provided by the educators and staff of Central Kitsap School District.

I’ve never seen teachers and administrators who take such an active role in the lives of our kids. Superintendent Greg Lynch and the School Board Members (especially Chris Stokke) can be seen at nearly every school function or activity (even taking time out to personally read books in class to elementary students). Such occasions have afforded me countless opportunities of becoming better acquainted with our school leaders/administrators.

We are most fortunate here in Central Kitsap to have such highly qualified administrators/staff, and dedicated board members, all who possess high ethical standards and personal integrity.

A vote of “YES’ to renew the upcoming CK school support levy is not only a vote for our kids, but it’s also a vote of trust and confidence in our teachers and district leadership, to empower them all to continue their proven track record of educational excellence!

On the morning of March 13, 2005, local CK resident Heather Lee Meadows, daughter of Greg and Leah Meadows, was driving to work with a friend on I-5 just south of Seattle, when a speeding drunk driver entered the freeway using the off ramp, going the wrong way against traffic, and hit her head on. She was killed almost instantly, while her passenger suffered internal injuries, a fractured skull and jaw, as well as long lasting emotional trauma.

The drunk driver, Ngere Tambwe Omari, had a long list of prior run-ins with the law. An immigrant from Rwanda, he had entered the U.S. illegally, but was granted amnesty by our government due to the civil war in his country of origin at that time. Just a month earlier, he had been convicted of a DUI, was placed on probation, and had his licensed suspended. At the time of the accident, in addition to a suspended license, he had no insurance, and the car he was driving belonged to someone else.

As a result, Omari was convicted of Vehicular Homicide, Vehicular Assault, and 2nd degree driving on Suspended License. He was sentenced to prison for 72 months and a release date of April 27, 2010.

During his incarceration, he received extensive medical treatment to repair his crushed femur that he sustained in the crash. His physical therapy, surgery, medications, multiple mental health visits to Western State, and the expense of his translator, attorneys, etc., has cost the taxpayers hundreds of thousands of dollars. He has yet to fulfill any of his court ordered responsibility of paying restitution to any of his claimants.

In addition to his jail sentence, there had been an immigration hold placed on him during his incarceration. Upon release, he was to be remanded to the immigration authorities to begin the deportation process.

Unbeknownst to the Meadows family, a decision was handed down in the fall of 2009 by the King County courthouse that lifted the immigration hold. When Omari is released from prison this coming April, he will be allowed once again to roam this country freely.

Which of our daughters or sons, Mothers or Fathers will be Omari’s next victim?

In this article, he is posing the question:

“It seems like Blogging is the current rage. I took a class and know the basics, but can it really help me build my business? Is it really worth the time?”

Stuart e-mailed me 5 questions relating to Blogging that he wanted me to answer:

1. What are the ingredients of a winning Blog?

Well, that really depends on how you want to define & measure ‘winning.’ If your goal is to grow your business and attract potential clients, then there are definitely some key elements to incorporate into your Blog that will help in achieving those goals.

Content – Blogging is not another form of advertising or self-promotion. It’s not about you, but the consumer. Publish good, relevant information that is geared towards helping educate consumers about real estate, understand the unique nuances of your market, and empower them to make informed decisions.

Consistency – Blogging is a marathon, not a sprint. Like any good marketing endeavor it takes a commitment of time and effort. Cultivating a loyal audience and attracting potential clients to your Blog won’t happen overnight. The more good, relevant content you contribute to your Blog, the better it will rank with the search engines.

Connection – One of the main benefits of Blogging and Social Media is that they create the opportunity for meaningful connections/conversations to occur. Be authentic in what you write. Allow the 3 Powerful P’s of Blogging to come through – Your Personality, Your Passions, and Your Perspectives.

2. How often do you need to Blog in order for it to pay off?

Today’s Internet-savvy consumers are more spoiled and fickle than ever before. Our fast-paced microwave, drive-thru culture breeds demanding expectations. You need to feed your Blog at least a couple times a week to begin with. Don’t feel like you have to publish a literary masterpiece each and every time. Some of my most popular posts have been basic, short, and to the point. Certain kinds of articles like market reports, local business reviews, neighborhood showcase, etc., can be regularly repeated and help maintain your publishing consistency.

3. Where should you post your Blogs?

This is an important question because you can do all the right things and Blog your fingers to the bone, but if the platform you’re using isn’t constructed in such a way that it allows the search engine spiders to crawl, index, and rank your content, and give attribution to you as the originating source, most of your efforts will fall on deaf ears. There are an abundance of sites available, many of them free, that you can use to begin your Blogging journey, including ActiveRain, Blogger, BiggerPockets, Squarespace, Trulia Voices, WordPress.com, LiveJournal, Tumblr, and Blogster, just to name a few. Platforms like ActiveRain provide an easy and encouraging environment to learn the Blogging ropes. Their basic membership is free, but you’ll have to pay a monthly subscription fee to have your content show up on the search engines. Eventually, at some point, if you find Blogging to be a good fit for your marketing plan, you may want to consider hosting your own WordPress.org blog.

4. How has Blogging helped your business?

Historically, the majority of my business has been ‘Referral Based.’ However, as is typical, when the market cycle slows down, especially to the extent that it has now, you don’t have the luxury of relying on any one source for new business. The use of Social Media, and Blogging in particular, now generates nearly half of all my business.

So many of our old-school marketing methods involve ‘chasing’ leads or potential clients. The beauty of Blogging is that potential clients come to you (your Blog). It allows you to engage/converse with consumers and reveal parts of yourself to readers/potential clients through your writing. By reading your Blog, a meaningful connection is made, a sense of familiarity is established. When you finally meet your clients face-to-face, it’s as if they’ve known you for years. Through Blogging, the usually awkward and uncomfortable ‘courting’ period with new clients is effectively eliminated from the process.

5. What is your advice for agents who want to start Blogging?

Blogging is not the magical purple pill that will solve all of your business woes. It is simply one more tool you can add to supplement your current marketing methods. Develop and incorporate a Social Media strategy component to your annual marketing plan that includes a Blog and consistent involvements in sites like Facebook, Twitter, LinkedIn, Flickr, YouTube, and others. Start off by lurking and listening. Subscribe to some of the top blogs in your area, real estate or otherwise. Read their articles and make comments. Partner up with someone who is already Blogging or is interested in Blogging, and meet together regularly for encouragement and accountability.

“Developing a Social Media Strategy”

And, we explored the “Top 10 Ways to Feed Your Blog.”

(for what it’s worth: I plan on discussing the use of both video and podcasting in subsequent series)

In this week’s episode, we’re going to venture beyond our blogs, and seek out other viable social media tools that can be used to effectively expand your digital footprint and improve your ‘findability’ factor.

Choosing Your Social Media Tools

Perhaps the biggest challenge in determining which social media tools to utilize is simply identifying and selecting the ones that best suit your business and marketing goals. With the plethora of tools currently available, and new ones constantly popping up, this is easier said than done.

Allow me to offer some helpful advice as you begin the process:

Take Baby Steps

1. Start off by taking baby steps and biting off only what you can effectively chew. What this means, is to start with the most obvious and popular tools, learn them, become comfortable and proficient with them, and then move on to another.

Don’t Sleep Around

2. Be discerning and selective in which platforms to join. All the more reason to have a well-conceived, goal-oriented marketing plan to guide your choices. Some things to consider in making your selection: How well does the site rank? Does it offer meaningful exposure/engagement with your target audience? Does it allow connection/syndication from other platforms?

What Have You Done for Me Lately?

3. Constantly evaluate and re-evaluate the effectiveness of your tools/involvements. Are you currently tracking where your traffic/potential clients are coming from? What sites are helping you to rank well for your targeted key search terms?

Make Your Life Easier

4. Utilize resources like Retaggr.com, Ping.fm, GizaPage, or DandyID, to help manage and maintain your network profiles.

Find Out First

5. Keep current on all the latest and greatest social media tools as they first crop up by subscribing to updates by Mashable.com and TechCrunch.

Here’s some excerpts from a recent article by Dan Schawbel that I think you’ll find insightful:

Can you join too many networks?

“PageRank is extremely important for your personal brand because it allows you to command your Google results. This is great for promotion and protection in the digital world.”

“Your Google results are your new business card. Your results are a depiction of who you are, so it’s smart to join the networks that best represent your brand, and carry a high PageRank (6 or higher is satisfactory).”

The most recent issue of Website Magazine provides a great list of the Top 50 Social Media Resources. This is a good starting point for help in identifying potential tools for you to incorporate into your social media tool belt.

ACTION POINT: Take a quick look at the list of Social Media Resources that are provided in the aforementioned magazine. Identify and investigate at least 3 sites that could be added to your tool belt.

In our next installment, we’ll begin to discuss my recommended Top Ten Social Media Resources.

~ o ~ o ~ o ~ o ~ o ~

According to a recent SmartMoney.com article entitled “5 Markets Expected to Fare Best in 2010” both Seattle WA and Tacoma WA were listed. While the writer forecasts a 2.44% increase for the Tacoma market, she predicts that Seattle will continue to slide by half a percent. But that’s obviously a prettier picture than in many other housing markets across the US.

The numbers here in Kitsap County WA continue to slow and flatten out, which is fairly typical for this time of year. What remains to be seen is if the market will show any signs of rebounding in the Spring.

With the extension of the 1st Time Home Buyer Credit and the new Repeat-Buyer Credit, we should begin to see some improvement and increased activity through March and April.

Welcome back to our series, “Developing a Social Media Strategy“

So far, we’ve realized that….

“Social Media is a Conversation, not an Advertisement!“

We’ve answered “The ‘WHY’ of Social Media?” (Why Social Media should be a part of your Annual Marketing Plan)

We identified that one of the key strategies is “Taking AIM” (Audience, Image/Brand, and Message)

And, we discovered the “5 Keys to Having a Killer Blog!”

In this week’s installment, we going to embark on a fun learning journey entitled,

“Blogging and The Little Shop of Horrors!”

Have you ever seen the rock musical “Little Shop of Horrors?” or the 1986 movie version with ‘Honey, I shrunk the Kids’ Rick Moranis?

It’s the story of a nerdy floral shop worker who finds his chance for success and romance with the help of a giant man-eating plant who constantly demands to be fed.

“FEED ME!!!”

Well, that’s kind of what it’s like to author a successful blog. In order to effectively attract, engage, and retain any meaningful amount of readership/traffic, you have to be committed to consistently feeding your blog. Fortunately, your blog won’t demand human sacrifices. However, there will be times when you feel as if it’s sucking the life out of you!

“96% of All People who start Blogging quit after 3 months”

I once heard a statistic that claimed only 4% of the people who start blogging will still be blogging after 3 months. That’s quite an attrition rate, if it’s true. So why do so many quit?

There are probably many different reasons, but I think one of the main ones is that people feel as though they’ve run out of things to say/write. They hit a mental brick wall where inspiration and creativity cease. Some call it Writer’s Block.

Personally, I think this dilemma has a lot more to do with poor planning/organization and discipline than it does a lack of inspiration/creativity. That’s not to say that creativity and inspiration don’t have their place in authoring a blog. One should always be open/sensitive to the leading of your ‘inner muse.’

But to successfully compete in the ‘marathon’ that is blogging, you must develop a consistent, long-term, organized strategy for writing. While a certain portion of your blog writing will come as a result of creative moments of ‘inspiration,’ other portions should be planned or scheduled, and become part of your regular writing routine.

So, without further adieu, I give you,

Top Ten Ways to Feed Your Blog

1. Market Reports: I publish a real estate market report at the beginning of each month for all of Kitsap County WA. My reports contain 3 primary components – statistical data; my personal opinion or analysis of the current market; and a local business/interest story. Consumers don’t want cold statistical data, they want your expert analysis and interpretation of that data. They also want a sense of what makes your area such a great place to live, work, and play.

2. Listings/Property of the Week: Utilize the ever-abundant tools of social media and create quality media presentations for your listings. During your weekly home tour, select the best value for the money and promote it on your blog. Be sure to obtain expressed permission from the Listing Agent first.

3. Neighborhood Showcase: This is where you can do a detailed overview of specific neighborhoods, developments, or communities within your market. Be sure to include lots of pictures, median home descriptions, school information, shopping, parks, etc..

4. Local Business Review/Promotion: What better way to build relational bridges with area business owners than to promote their services/products on your blog! Start off with recommendations of service-related businesses that new residents would find the most helpful.

5. Develop a Series: One way to keep yourself disciplined to blogging more consistently is to create a multi-part blog series. In fact, you’re currently reading one right now! It can require a lot more work than usual, but it will become a worthwhile and valued addition to your blog archive.

6. Shell Answer Man: Trulia has done an excellent job with this particular approach by providing a forum where consumers can pose questions and solicit answers from local real estate experts. Provide a link on your blog where readers can send in questions, and those questions can become source material for future blogs. Or simply, make a list of the most common questions that Buyers and Sellers are constantly asking you, and turn your answer(s) into blog articles.

7. Local Attractions: Consumers can access listings from literally hundreds of websites, but what they really have difficulty finding is good relevant information on local entertainment, recreation, and attractions. What are the ‘Must-See’ points of interest in your area? What are the primary local sights and attractions that make your area such a great place to live?

8. Pictures are worth a 1000 words: Consumers are graphically oriented or ‘picture happy’ and are accessing the Internet in droves with searches of images for their destinations of interest. If your goal is to expand your digital footprint and increase the likelihood of consumers finding you, then creating photo galleries is one more effective methods to employ. In addition to creating photo galleries on your blog, also consider similar galleries on your Facebook Page, or on social networks that are dedicated to photos, like Flickr.

9. Invite a guest blogger: A great way to create additional content for your blog is to invite another proficient blogger to write a guest post on your blog. Mutual collaboration among fellow bloggers can be an effective means to drive new readers to each other’s blogs.

10. Point/CounterPoint: Just about every avid blogger has an RSS feed (Google Reader) of other blogs they frequently read and enjoy. Find an article that contains an attitude or opinion that is contrary to your own, then state and defend your position. Or, you can find an article you feel is exceptional, and simply provide your analysis/editorial comments. Make sure that your contributed content well exceeds that of the other article. And, remember to provide adequate attribution to the original author and links to their full article.

ACTION POINT: I’m sure there’s a lot of other creative ideas out there. What have you found to be the most helpful for you in keeping you on task with regularly contributing content to your blog?

Way back then (seems like ages ago), Rich and I started this venture. We had plenty of ideas, tons of energy and just enough arrogance to believe that people would want to read our questionably erudite prattlings! In the intervening time many things have changed. I pulled away from the blogging crowd and social media, Rich immersed himself in it. Yet, through all the changes, our friendship and mutual respect has survived and grown. SoundBite has become a closet full of articles and memories.

I sit here on the morning of 01-01-10 thinking about what the new year will bring. I am sure I am not alone. The beginning of a new year always has a subtle flirtation to it. Thoughts of what might be in store beckon.

Between us, Rich and I have acquired over 100 years of living. We have yet to aquire 100 years of wisdom. Then again, 2060 is not that far off. When exactly do we become wise? And how do we know when we get there?

Thursday morning coffee this week included a conversation about our homes. We both find ourselves in a similar, somewhat bewildering situation. The houses seem suddenly quiet. Both of us bought large homes years ago in which to raise families. Now our children are off to explore their lives, rendering the family home quiet. As we were talking, we noticed that each of us has only three people living at home; husband, wife and one child.

I can remember looking forward to some quiet in my life. I often felt that the schedules, appointments, meetings, sports practices and parent-teacher conferences consumed every available hour. Now that all those hectic responsibilities are in the past, I find myself with hours to fill and little idea how to fill them. Maybe it is finally time to discover Golf!

The new year beckons. I have decided that I will commit to only one New Years Resolution … I will enjoy my journey for the journey’s sake alone.

There will be 52 Coffee Thursdays before the next New Year. I look forward to each one. They are a part of my journey too.
